Do you have a preference when it comes to pets in your investment property? Some landlords take exception to animals in or on their property, whilst others consider potential tenants (and their pets) on a case-by-case basis.

It can be particularly difficult for a landlord who has had a tricky experience with pets in their rental property to consider doing so again – but depending on the tenant (and their beloved dog or cat) it is an aversion worth overcoming. With fewer rental properties being pet-friendly, tenants are left with a reduced array of potential properties to lease.

Many pet-owning tenants go to great lengths to produce a ‘pet CV’ in conjunction with their previous property manager and their vet, detailing their much-loved animal’s behaviours, health schedule and any training it has undertaken.

Tenants with animals are also likely to pay a premium for a property that is pet-friendly, and may even offer extra comforts to the landlord such as additional inspections throughout the year to gauge the effect of their animal on the property.

Similarly, with pet-friendly properties being few and far between, a tenant and their pet are likely to stay put for longer once they’ve found the purr-fect rental property.
